Avid golfers who are close to retiring usually look forward to more golfing on the next chapter of their life. Some ensure there is more “time on the green” by downsizing to a golf community with like-minded retirees. For Canadians, there are at least three variations of this approach that allow for maximum time on the course despite Canadian winters.
The three, main variations involving a Canadian or US golf community are:
1. Summer in Canada (owned unit) + Winter travel/cruise
This choice is based on downsizing to a Canadian golf community plus Winter travel abroad. Golf community properties are typically resale homes with a land lease. You pay a monthly land lease fee and a monthly maintenance fee. Travel during the winter allows you to continue playing golf in a warmer climate or take a cruise for a change of scene. Of course, you are still carrying the monthly costs for the Canadian property. You could consider allowing family members or friends to use the property while you are away.

2. Summer in Canada (owned) + Winter in the USA (owned or rented)
This choice illustrates Downsizing to a smaller property in Canada (condo or bungalow) to allow golfing at local, public or private courses plus travel to a US golf resort for winter

3. Summer golf home in Canada (owned) + Winter in USA (owned)
This choice involves downsizing to a Canadian golf community for spring and summer PLUS ownership in a US golf community for the fall and winter months. This is for avid golfers and would be a good fit when both spouses golf.
